Ontario Floors, Block by Block

Ontario is where we are based, and epoxy flooring here covers a wider spread of concrete than almost anywhere in the region. On one street we coat a garage in a house that has changed hands three times. A mile away we look at a rental that needs a floor that can be cleaned between tenants. Near the airport we walk slabs where pallet jacks run all day. Each one needs a different plan, and we write that plan after we have stood on the floor.

How the city's concrete got here

The Chaffey brothers laid Ontario out as an irrigated farm colony, and early growers planted lemon and orange groves in what Wikipedia describes as the area's rocky soil. They also built a drainage system to water the crops and to hold back the floods that periodically hit the valley. That history still shows in the ground under many older lots: coarse, well-drained fill that rarely holds water against a slab. It is one reason moisture problems are less common in Ontario garages than in many places we work. We still test, because a broken sprinkler line or a low corner by the door can change that on a single floor.

The citrus era left landmarks, too. The Graber Olive House has packed olives in Ontario since 1894, and Wikipedia calls it the longest operating olive packing business in the United States. Euclid Avenue still has its wide lanes and grassy median. Homes along and near Euclid tend to be older, with detached garages, narrower slabs and more patching than the newer tracts to the south.

A city of owners and renters

The 2020 census counted 53,219 housing units in Ontario, up from 47,449 in 2010. About 54.7% were owner-occupied and 45.3% were rented. That split shapes what people ask us for.

  • Owners usually want a full flake garage floor or a metallic finish in a converted room, and they plan to keep it for many years.
  • Landlords and property managers ask for a floor that hides wear, cleans fast and does not need to be redone after every move-out. A full-broadcast flake system with a hard topcoat fits that job.
  • New buyers often call before move-in day, when the garage is empty and the work is fastest.

If you manage several units, we can measure them in one visit and price each garage on its own line.

Freight floors near the airport

Ontario International Airport is the city's largest employer and a major freight hub for FedEx and UPS. Wikipedia lists it as the 8th-busiest U.S. airport by cargo as of 2026, and warehousing dominates the local economy, with distribution centers run by companies such as AutoZone and Cardinal Health. The smaller buildings around those big centers are where most of our commercial work happens: tenant improvement suites, parts rooms, service bays, break rooms and loading areas.

For those floors we use thicker 100% solids epoxy where carts and forklifts run, chemical-resistant topcoats in maintenance areas, and painted safety lanes if you need them. We can phase the work by section so part of the building stays open.

Year-round installs, with heat in mind

The airport's record low is 25°F, so cold weather almost never stops a job here. Heat is the bigger factor. On summer days we start early, keep material out of the sun and plan coats around slab temperature, since hot concrete shortens working time. Santa Ana winds hit the area often in autumn and winter, and on those days we keep doors closed while coats are wet so blown dust does not land in the finish.

Older homes versus Ontario Ranch

In 1999 the city rezoned its southern agricultural preserve, first called the New Model Colony and later Ontario Ranch. Dairies and farms still hold parts of south Ontario, while new streets keep filling in around them. A garage poured a year or two ago and a garage poured decades ago are very different jobs.

  • New slabs are usually flat and clean, but many have a builder's sealer or a slick troweled top. We grind that off and confirm the concrete has cured long enough.
  • Older slabs carry oil, paint, patches and settlement cracks. They take more grinding and repair time, which shows up as separate lines in your quote.

We price the prep you actually need, so a clean new floor is not charged for repair work it does not need.

What fits which Ontario floor

  • Garage floor coating for most attached and detached garages, with full grinding and crack repair
  • Epoxy flake floors for rentals and busy family garages where hiding dirt matters
  • Polyaspartic floor coating when a garage needs to be back in use quickly or faces the afternoon sun
  • Patio and pool deck coatings with UV-stable topcoats and grit for bare feet
  • Metallic epoxy floors for converted garages, studios and slab-on-grade rooms
  • Commercial and warehouse floor epoxy for suites and shops in the airport and freeway corridors

A note on dust and dairies

Homes near the remaining farms and the busy truck routes see more dust than the rest of the city. Bare concrete absorbs that grime and holds it. A sealed floor lets you hose or mop it out the door, and a flake finish keeps the floor looking clean between washes.

Ontario Questions

I own a rental in Ontario. Which garage floor holds up best between tenants?

A full-broadcast flake floor with a hard clear topcoat. The chips hide scuffs, the surface wipes clean, and small chips from moving furniture blend in. We can also add a touch-up coat later without regrinding the whole floor if the base is still bonded.

Can you coat a warehouse suite near the airport while we stay open?

Often, yes. We split the floor into sections, coat one area at a time and tell you when each part can take foot traffic and when it can take carts or forklifts. Fast-cure polyaspartic topcoats can shorten the downtime.

Is there a bad time of year for floor coating in Ontario?

Not really. Winter lows are mild enough for year-round work. Summer heat and Santa Ana wind days need more planning, so we may start early or move a date to keep dust and heat out of the finish.
