Floors for a Freight City
Commercial and warehouse floor epoxy is a big part of the work in Ontario, because the city runs on freight. Wikipedia lists Ontario International Airport as the eighth-busiest U.S. airport by cargo, with heavy FedEx and UPS traffic, and notes that the local economy is dominated by service industries and warehousing. I-10, the 60 and I-15 all cross the city, and warehouse floors are everywhere along them. Those floors take forklift wheels, pallet jacks, dropped loads and spills every shift, and bare concrete wears into dust under that traffic.
What coatings do for a working floor
- Stop dusting: bare concrete sheds fine dust as wheels grind its surface. Sealing it keeps product and equipment cleaner.
- Resist spills: oil, hydraulic fluid, battery acid and cleaners clean off a sealed surface instead of soaking in.
- Brighten the space: a light-colored floor reflects overhead light.
- Mark the floor: coated striping and zones for aisles, walkways and staging areas hold up better than paint on bare concrete.
Systems for heavier use
Commercial floors use thicker systems than garages. HomeAdvisor puts commercial and industrial 100% solids epoxy at $12 per square foot and up. Common setups include:
- 100% solids epoxy: high build, no solvent, strong bond and impact resistance.
- Epoxy with a urethane topcoat: added abrasion and chemical resistance in high-traffic aisles.
- Broadcast quartz or sand: texture in wet areas, wash bays and ramps.
- Flake systems: for offices, break rooms and customer areas in the same building.
Joints, cracks and slab problems
Warehouse slabs have saw-cut control joints every few feet. Forklift wheels hammer the edges of those joints, chipping them over time. We clean out damaged joints, fill them with a semi-rigid filler made for wheel traffic and grind them flush before coating. Cracks get routed and filled. Spalled areas get rebuilt. On older tilt-up buildings, we also look for oil-soaked areas around old equipment and grind or treat them separately.
Working around your schedule
Most businesses cannot shut down for a week. We can phase work by section, schedule nights or weekends, and use faster-curing materials where downtime is tight. Before work starts, we agree on which areas close when, where equipment moves, and when each zone opens back up.
Smaller commercial jobs
Not every job is a large distribution center. We also coat auto repair bays, fabrication shops, food prep back rooms, gyms, small retail floors and storage units. The approach is the same: test, grind, repair and then coat with a system sized for how the floor is used.

How It Works
1. Site walk
We measure, test the slab, map damaged joints and talk through traffic and chemicals.
2. Plan the phases
We agree on zones, times and equipment moves so operations keep running.
3. Prep and repair
Grinding or shot blasting, joint and crack repair, and contamination treatment.
4. Coat and stripe
Base, build and topcoats, plus striping, with each zone reopened on schedule.

Commercial & Warehouse Floor Epoxy Questions
How much does warehouse floor epoxy cost?
HomeAdvisor lists commercial and industrial 100% solids epoxy at $12 per square foot and up. Joint repair, contamination and phased scheduling affect the total, so we price from a site walk.
Can you coat our floor without shutting down?
Usually, yes. We split the floor into zones and work nights, weekends or in phases, and faster-curing products shorten the time each zone stays closed.
How long does a commercial epoxy floor last?
HomeGuide gives solid epoxy a lifespan of 10 to 20 years. Heavy forklift traffic wears topcoats faster, and recoating the top layer before it wears through extends the life of the system.
Do you repair control joints?
Yes. Chipped joints are cleaned out and filled with a semi-rigid filler rated for wheel traffic, then ground flush so forklifts roll across smoothly.
